The second common reason for repairs is mistakes made during the installation of waterproofing. Even PVC film will last only a few years if it is not laid correctly.

Types of damage

Roof damage that needs repair can vary.

There are the following types of damage to the waterproofing of a flat roof:

  • Cracking. Occurs due to low temperatures. Roofing material in frosty weather becomes brittle. Also, cracking is possible due to overheating of the material by a gas burner during installation. Liquid rubber cracks due to insufficient reinforcement.
  • Mechanical damage, holes and cuts. They arise as a result of careless handling of the roof.
  • Peeling of the waterproofing layer. Occurs due to errors made during installation. For example, the surface was poorly cleaned, or the primer was not applied everywhere. In this case, the material will not have sufficient adhesion to the base. It also occurs due to water vapor. Moisture penetrates inside the waterproofing layer, and in the summer, with strong heating, it turns into steam, which is looking for a way up.
  • Bubbles, swelling and wrinkles. The reason for their appearance lies in the same water pores.

To reduce the likelihood of defects, the roof should be cleaned of snow and debris in a timely manner, avoid exposure to heat sources with a temperature of more than 45 degrees, avoid spilling aggressive substances, gasoline, solvent, etc. on the waterproofing, walk carefully on the roof, nothing on without dropping her.

How to repair

Flat roof repair can be done using:

  • Ruberoid. The cheapest, but also the most low-quality material.

Repair of local damages on a bituminous roof

The order of work is as follows:

  • The patch is cut out.
  • If possible, the damage site is treated with liquid bitumen, designed specifically for quick repairs.
  • The patch and the damaged area are treated with mastic. If mastic is not available, a high power industrial hair dryer or gas burner can be used to heat up the bituminous material.
  • The patch is placed on the repaired area and pressed tightly. You need to roll it with a roller, or something similar.

Repair of significant damage to the bituminous roof

For extensive damage, patches of a suitable size are also used.

The order of work is as follows:

  • The damaged area is cleared.
  • Waterproofing is cut layer by layer until the base is dry. If it’s dry after the second sheet, it’s good, don’t touch it further. Otherwise, cut out the entire waterproofing layer at the cracking site. To prevent the knife from getting stuck, it is periodically soaked in turpentine.
  • The cut sheets are used as a template. They are applied to the euroruberoid and patches are cut out in the office. The top patch should cover the repair area by 15 centimeters on all sides.
  • New sheets are glued to the mastic or heated with a gas burner. All patches are pressed tightly and rolled out with a roller to prevent swelling.

If a gas burner is used, please note that there is a pattern on the euroroofing material on the back side. The patch begins to be glued only after it begins to deform. If glued before - reliable hitch will not, if the euroroofing material is overheated - it will become brittle.

Bituminous roof blister repair

Blisters on the roof surface are formed due to the appearance of air (due to poor-quality installation), or water (due to the penetration of moisture into the waterproofing) bubbles.

The procedure for repairing a flat roof is as follows:

  • The place of swelling is cut with an envelope, crosswise. Edges fold out.
  • The inner surface is dried. You can wait until the moisture evaporates naturally with the help of the sun, but it will be faster if you use an industrial hair dryer.
  • The surface is cleaned of dirt.
  • The edges of the envelope are smeared with mastic, or heated with a burner and glued back into place.
  • A round patch is applied on top, which overlaps the cut lines by 15 centimeters. It can be applied both with mastic and with a gas burner.

Repair of detached bituminous roofing

Delaminations are repaired as follows:

  • The mastic is removed from the exfoliated waterproofing. It is convenient to do this with a spatula.
  • The place of repair is cleaned from dust and dirt, if necessary, dried.
  • Fresh mastic is applied and waterproofing is pressed against it.

If a crack has formed on the repaired area, or a gap has occurred, a standard patch is applied there.

Repair damage to PVC film

PVC film is the most durable material used for flat roofs. Under proper operating conditions, and choosing a good brand, it can last half a century. But still, the membrane can be damaged in a purely mechanical way (if something falls on it), or roofers can make a mistake when laying it on the roof.

For the repair of small mechanical damage, such as punctures and cuts, the same patches are applied. A standard patch of 10 cm PVC film should cover the edges of the damaged area.

The order of work is as follows:

  • The damaged area is cleaned and degreased. Degreasing is best done with acetone. Neither gasoline nor thinners are recommended.
  • The patch is cut out. It is highly desirable that the patch be of the same material and from the same manufacturer as the main waterproofing layer.
  • For gluing, a special welding machine for PVC membranes is used. Neither a gas burner nor an industrial hair dryer will work here.
  • As the patch heats up, it rolls out with a roller.

In the absence of a welding machine, you can go the other way:

  • Clean the damaged area and wash with warm soapy water.
  • Cut out a standard patch from the same material.
  • The place where the patch will be glued is treated with a primer.
  • After it dries, a special adhesive for PVC membranes is applied to the patch. It is also rolled out with a roller.
  • To minimize the risk of moisture penetration, the edges are treated with a sealant.

Repair of depressurization of PVC membrane seams

Depressurization of the seams is a clear consequence of installation errors. Occurs due to: incorrectly selected soldering temperature; too fast movement of the welding machine; creating excessive film tension, which was supposed to smooth out an uneven base.

Elimination process:

  • The damaged area is treated with cleaners.
  • The seams are re-soldered using a welding machine.
  • To strengthen this place, a patch is allowed.

There is another option that allows you to repair the PVC membrane. To repair a flat roof roof, use the self-adhesive tape EternaBond. Due to its technical characteristics, it has good adhesion with a film, due to which such a repair will not be inferior to a solid canvas.

Work order:

  • The damaged area is treated with acetone.
  • The required length of tape is cut off.
  • The protective film peels off from the back.
  • The tape is pressed tightly and rolled out with a roller.

Mastic roof repair

Liquid rubber is a reliable, high-quality, durable material used for flat roofing. After drying, it is a solid, seamless membrane.

Over time, this membrane may crack. Close them up like this:

  • The crack is filled with mastic.
  • To ensure greater reliability, reinforcing fiberglass is embedded in the mastic.
  • After the first layer has dried, the second layer is applied.

Overhaul of waterproofing

If the waterproofing layer has already served its purpose, it needs a major overhaul.

Regardless of what the waterproofing was previously built from, a new layer can be made from:

  • Ruberoid.
  • Euroruberoid.
  • Liquid rubber.
  • PVC membranes.

Flat roof repair methods

Depending on the type of defects and the area affected by damage, it is customary to divide works on the restoration and repair of flat roofs into the following groups:

  • current repair - local work performed when small defects and damages are found in the roof system. Basically, a partial replacement of the damaged roofing is carried out, the removal of delaminations and blisters;
  • overhaul - is a complete replacement of the current insulation layer and roofing material, including full cycle preparing the work surface for the further laying of a new coating.

The basis for a major overhaul is the presence of various types of damage on more than 40% of the total flat roof area. Unlike local works, major repairs require a significant investment, which is comparable, and in most cases exceeds the cost of laying a new roofing.

What material to use for repair

The technology of installation and repair of flat roofs involves the use of various materials. The use of a particular material is determined by the current state of the roof and the coating that was laid or applied earlier.

In general cases, the following technologies are used to repair flat roofs:

  • repair with a screed - used in cases where concrete slab the ceiling is badly damaged and a full-fledged heat-insulating cake is required. In this case, the repair is vapor barrier membrane, mineral or foamed heaters, fine-grained expanded clay, concrete mortar, primer and insulating coating. For mixing the solution, it is recommended to use sand concrete M300, produced under the trademarks "Polygran", "Master Garts" and BESTO;
  • repair using roll coatings - used for the restoration of flat roofs different configuration. Various analogues of roofing material or PVC membrane are used as roll coatings. Among the bituminous roll coatings, one can note the products of the TechnoNIKOL corporation under the brands Stekloizol KhPP-2.5, Technoelast KhPP and Uniflex EPP. As a roofing polymer membrane, it is better to use a coating under the trademark Ecoplast V-RP or Logicroof V-RP. To work with roofing material derivatives, a gas burner is required, and for laying PVC membranes, an adhesive composition and a building hair dryer are required;
  • repair using liquid rubber- most often performed when servicing multi-storey residential buildings, since the applied material is lightweight and does not weigh down the floor slab. For use, it is possible to recommend waterproofing under the trademark "Technoprok R", Euromast Plus and Tremproof 250. Liquid rubber is applied using a special industrial spray gun. In addition to the insulating material, a vapor barrier, a heat-insulating coating and a slope are used.

When repairing a roof with a screed, it should be borne in mind that a concrete mixer will be required to mix a sufficient volume of concrete and a large number of containers for transferring concrete mix. To distribute the concrete, it is necessary to set the linear guides. Alignment of the solution is carried out using a steel rule.

Roll roof repair

Roll coatings under the trademarks "Stekloizol KhPP-2.5", "Technoelast KhPP" and "Uniflex EPP", which were mentioned above, are modern bituminous roll materials. Next, you need to bend the corners of the coating so that you can dry the inner surface. After drying, the surface is cleaned and treated with bituminous mastic, and the bent edges are pressed back. Then, patch repairs are performed according to the technology described above.

Repair of membrane roofs

PVC membranes are a specialized waterproofing coating designed to protect roofs and concrete foundations. In the production of membranes, the extrusion method is used. This ensures that the final material will have zero water absorption.

Mechanical damage and depressurization of the seams are the two main problems that arise during the improper operation of a flat membrane roof. For example, with inaccurate snow removal with an iron shovel.

A special welding machine is used to lay the PVC roofing membrane.

To repair mechanical damage, you will need to perform the following work:

  1. The area of ​​the membrane web with damage is cleaned and treated with an organic solvent.
  2. A patch is cut out from a single piece of the membrane, the size of which will cover the gap or other damage on the surface of the roofing carpet by 5–10 cm.
  3. The patch is placed on the prepared section of the roof and soldered using a welding machine. During heating, the patch is gradually smoothed out with a roller.

The depressurization of the seams occurs due to a violation of the technology of laying PVC membranes. As a rule, the membrane is not warmed up well or placed “in tightness” to hide irregularities.

For repairs, it will be necessary to treat the inner surface of the peeled seams with a solvent. If required, they should be cleaned with improvised means. Next, the seams are soldered with a welding machine. If the length of the unstuck seam exceeds 5–7 m, then it is additionally glued with Eternbond repair tape.

Repair of mastic roofs

Liquid rubber, unlike bituminous roll coatings and roofing membranes, allows you to create a seamless roofing carpet. This is especially true for flat roofs of old buildings, where the preliminary arrangement of a concrete screed is impossible due to the load that it exerts on the bearing elements of the building.

Liquid rubber for roofing is a two-component composition that is mixed before application to the surface.

The main damage to the mastic roof is cracks that occur during long-term operation of the roof. For their repair, liquid rubber of a similar composition is used, which was applied earlier. For example, liquid rubber "Slavyanka" for roofing is a two-component composition, which is applied using a unit high pressure and spray nozzles.

Roof repair technology using liquid rubber is a combination of the following operations:

As an example, we can consider the current repair technology for various local damages. To perform the work, you will need a bituminous waterproofing material (stekloizol, euroroofing material, bikrost), a gas or gasoline burner, a sharp knife, a rolling roller, cold bituminous mastic.

The general technology for repairing extensive damage to a flat roof surface is as follows:

  1. The damaged area is thoroughly cleaned of fine-grained dressing. The cleaning area should be 10–15 cm larger than the damage area. For this, any convenient brush with a metal bristle is used.
  2. With help sharp knife a square or rectangular piece of insulating material containing a defect is cut. The canvas is removed up to the overlap.

    During local repairs, the damaged roofing material is cut out using a special tool.

  3. The prepared area is cleaned with a stiff brush. After that, the hole is left to dry. To speed up the process, you can use a building hair dryer.
  4. On the basis of the cut out web, patches are prepared from a new roll coating. The number of patches must strictly correspond to the number of cut layers.

    During the current repair, the damaged area is replaced with a new patch from a similar roofing material.

  6. The first patch is glued to the mastic. Care should be taken to ensure that the canvas lies flat, without forming folds and waves. For smoothing, a rolling roller is used.
  7. Using a similar technology, mastic is applied and the remaining patches are glued. After gluing the last canvas, you will need to cut out an overlapping patch, the size of which should be 15 cm larger than the cut out area.
  8. On final stage an even layer of mastic is applied, on which an overlapping sheet of insulating material is glued. A roller is also used for smoothing.

When using rolled coatings with built-up surface, the laying technology is similar to that described above, except that a building hair dryer is required to install the patch. The working surface of the cut patch is heated with a hairdryer until the bituminous layer becomes soft. Then the canvas is carefully laid on the hole and ironed with a roller.

The technology for eliminating cracks and minor damage to the canvas (15–20 cm) is similar - the damaged area is cleaned of protective dressing, after which mastic is applied and an overlapping patch is glued. In this case, it is not necessary to cut the damaged canvas.

Flat roof overhaul

Major repairs, as specified in the section above, are appropriate when damage and defects are present on more than 40% of the total flat roof area.

The essence of the overhaul is the complete replacement of the current roofing material. If necessary, a complete replacement of the roofing pie can be carried out, including steam and heat insulation, as well as a screed.

Dismantling of the roofing is carried out using special equipment

As an example, let's consider a major overhaul of a flat roof with further laying of a built-up roll coating. To perform the work, you will need a seam cutter, a chipper, a concrete mixer, a gas burner, shovel, laser level, metal rule.

The overhaul technology consists of the following:

  1. Performed complete dismantling damaged roll coating, PVC membrane or liquid rubber. For this, a grinder, a wall chaser and a sharp ax with a metal handle are used.
  2. The work surface is cleaned with hard brushes, shovels and grinding machines. The removed roofing material is cut into small sheets, after which it is stored in separate place. If possible, the dismantled material is transported to a landfill.

    After dismantling, the old roofing must be taken to a specialized landfill.

  3. A visual inspection of the working surface is carried out, during which its technical condition. If the surface is represented by a concrete screed, then in most cases it must be dismantled.
  4. The concrete screed is being dismantled. For this concrete surface marked with a seam cutter. To remove the concrete layer, special chippers are used.
  5. Cleaning in progress construction debris and preparation of the roof surface for pouring concrete screed. For this, shovels, brooms and other equipment are used. After cleaning, the surface is wetted with water.
  6. Linear guides are being installed. For this, special steel beacons are used, which are mounted on dowels or cement-sand mixture. When installing, a slope (3–5%) is observed from the center to the edges of the roof or vice versa.

  7. A concrete mixture is being prepared based on cement grade M300. If possible, it is better to use ready-made dry mixes from the manufacturer. As reinforcement, in order not to weigh down the concrete floor slab, microfiber is used, which is added to the mortar during mixing.
  8. Concrete screed is being poured. To do this, the mixture is fed in portions starting from the center of the roof. For distribution, steel or wooden rule. During work, the screed is checked by level for compliance with the required slope.
  9. After pouring and distribution, the concrete screed is covered with polyethylene. In this state, the roof surface must be moistened with water 2-3 times a day for 7 days. The total drying time of the concrete layer is 28 days.
  10. After 2 weeks from the moment of pouring, the linear guides can be dismantled. The resulting voids are cleaned and rubbed with a concrete mixture similar in composition.

    Laying a roll or membrane coating is carried out only after the concrete screed has completely dried.

  11. After the screed has dried, the surface is cleaned of abrasive particles. After that, the vapor barrier diffusion membrane is laid. The vapor barrier is laid with an overlap of 10–15 cm relative to the adjacent row.
  12. Laying in progress thermal insulation material in the form of mineral or basalt slabs. If it is planned to install an operated roof, then it is recommended to lay cotton wool in slabs with a density of at least 50 kg / m 3.

  13. Thermal insulation boards are laid end to end. If necessary, the second layer is laid in a run-up so that the joints of the first layer do not coincide with the joints of the second.
  14. A thin-layer concrete screed (3-4 cm) with fiberglass is poured. The technology of preparation and pouring was described above (see paragraph 8). After the second layer of concrete screed has dried, the laying of the roofing begins.
  15. 2-3 layers of lining roll material are being laid. To do this, the canvas is gently rolled out as the working surface warms up using a propane or gasoline burner.

  16. Roofing material, as well as lining, is mounted in a run-up with an overlap on the sides of the roof. If a roll coating is used, which is laid on the mastic, then the surface is first smeared with a primer, and only then the material is laid.

At the final stage, roof aerators, gutters, junctions, cornices and other accessories and devices are installed.

It should be borne in mind that the overhaul of a flat roof in each case may have certain features. This is largely due to the operational state of the roof, previously laid waterproofing material, etc. But in general, any overhaul consists of dismantling, cleaning and preparation old surface, laying the underlying and roofing material.

Features of repairing a flat roof in winter

Maintenance and overhaul of flat roofs in winter is carried out only in exceptional cases, when repair work is necessary to maintain the integrity of the ceiling.

Laying the roll coating in winter should be carried out with extreme caution.

When working in the winter period, the following rules must be observed:

  • it is advisable to carry out repair work on a clear day - this will avoid problems when laying roofing material;
  • when laying materials, moisture should not be allowed to enter between the various layers of the roofing cake;
  • if the winter is snowy, then frame-tent shelters are used for repairs, which make it possible to avoid rainfall on the roof surface.

To ensure the thermal regime, gasoline or gas heat guns are used. Roofing material must be kept at room temperature for 24-36 hours.

How much does a flat roof repair cost?

Repair of a flat roof is a complex work, so their final cost consists of the cost of the material, the cost of its delivery, payment work force etc. At the same time, the cost of a major overhaul is difficult to estimate without a preliminary inspection of a flat roof.

Local defects are eliminated by installing a patch on the damaged area. The patch is cut from the same material as the base coat. Its edges are rounded to reduce the likelihood of delamination, and the size is made to cover the defect by 10-15 cm in all directions.

Traditional repair algorithm:

  • the place of damage is cleaned (including protective powder) and dried;
  • cut out the patch;
  • stick it on the mastic or melt it with a building hair dryer;
  • smooth the patch with a roller or other suitable object to align the edges of the patch with the main surface.

If everything is done correctly, then the integrity of the roof will be completely restored, and the patch will be almost invisible.

Extensive damage to the bituminous roof

It occurs most often if moisture seeps under the bituminous layer, it is damaged and a large section of the roof begins to rot. To restore the integrity of the coating, perform the following actions:

  • the damaged area is cleaned of gravel (if there is a sprinkle);
  • cut out a square or rectangular piece of fabric containing damage (layer by layer);
  • clean and dry the formed hole;
  • using the cut-out piece of canvas as a template, cut out as many patches from bituminous material as it was decided to replace the layers;
  • smear mastic on the exposed area and glue the patch back to back, smooth it with a roller;
  • similarly glue the following layers of patches;
  • cut out another finishing patch so that it covers the damaged area by 10-15 cm from all sides;
  • smear the mastic and glue a patch on it, smooth it with a roller.

When using the built-up material, the repair is carried out in the same way, with the exception of the use of bituminous mastics for gluing the patches. The patch cut from the waterproofing is heated from below with a hot air gun until the adhesive bitumen layer is melted. After that, the patch is put in place, fixed and smoothed with a roller.


Cracking of the bituminous surface

Bituminous materials are subject to the formation of small surface cracks that occur under the influence of the sun and high temperatures.

To seal surface cracks, do the following:

  • the damaged area is cleaned of dirt, old mastic and sprinkles (if any);
  • dry;
  • cover with mastic in 2 layers;
  • cover the updated area with coarse-grained dressing.

It is also allowed to apply a patch from the same material as the main coating to the area with a network of cracks. At the same time, its size should cover the defect area by 10-15 cm from all sides. The patch is glued on top of the mastic, when choosing the welding method, the underside of the patch is preheated with a hot air gun.

Air or water bubbles

Formed as a result of seasonal or daily temperature fluctuations in summer period when the roof cools down and warms up quickly. The air in the insulating layers of the roofing carpet expands and "inflates" the bubbles. The same thing happens if moisture seeps into the under-roof space. When heated, it evaporates, forming swellings.

Repair work to eliminate bubbles:

  • remove layers of dressing from the place of swelling;
  • the place of swelling is cut with a knife along or with an envelope (crosswise), the edges are folded down to dry parts;
  • dry the inner surface;
  • clean it from pollution;
  • treat the cavity with bituminous mastic;
  • glue the bent edges back onto the mastic, press and roll the restored canvas with a roller;
  • a pre-prepared patch is glued with mastic or melted onto the incision site with its overlap of at least 10-15 cm, pressed with a roller.

Detachment of the waterproofing carpet from the base

Occurs if, during the installation of the rolled web, the base (concrete slab or screed) was not sufficiently cleaned of dust and dirt. Or the installation was carried out without priming the base with a bituminous primer. All this leads to a low degree of adhesion between the waterproofing material and the base.

To eliminate the described trouble:

  • the exfoliated part of the canvas from below is cleaned of mastic;
  • remove dirt from the base, dry it;
  • put mastic on the base and glue the exfoliated area on it;
  • press the restored place with a roller;
  • if the web of material at the place of delamination was torn, then a patch with a width of 20 cm or more is applied along the tear line.

Repair of membrane roofs

Polymer membranes - the material is stronger than any bituminous waterproofing. Their service life reaches 50 years. But even membrane roofs are not immune from various kinds of mechanical damage, including punctures, ruptures, depressurization of seams. Most often, coatings are damaged when performing various works on the roof, such as when clearing snow or installing equipment.

Restoration of a damaged membrane usually consists of sealing defects with polymer patches, and if the seams diverge, they are resealed.

Mechanical damage

Tears and cracks on the surface of the polymer sheet can occur as a result of inaccurate movement along the roof, cleaning from snow and ice using sharp tools, falling objects or dragging them.

The sequence of restoration work:

  • the repaired section of the canvas is cleaned and degreased;
  • cut out a patch from the membrane, preferably of the same type and manufacturer as the main coating; its dimensions should be such as to cover the defect by 5-10 cm on each side;
  • the patch is soldered with a stream of hot air using a welding machine;
  • roll the sealed place with a roller.

When installing a patch on an EPDM membrane, you can use the adhesive fastening method, without the use of welding.

Depressurization of seams

Separation of adjacent sheets in the places of seam joints occurs when the blowing force and welding temperature during installation, the speed of the welding machine are chosen incorrectly. Another possible reason is the installation of the membrane with the initial "preload", with the help of which inept installers visually compensate for the unevenness of the base.

Depressurization is eliminated as follows:

  • the place of delamination is treated with a special cleaner;
  • seams are soldered with a welding machine;
  • in some cases, to strengthen the places of delamination, a membrane patch is applied over the problematic seam.

There is another way to get rid of damage without applying welders and expensive components. This is about modern technologies Eternabond, used to restore the tightness of seams and minor damage.

Eternabond repair material is a rolled tape with an adhesive layer applied on one side. The tape is capable of forming a uniform surface with the membrane, which is not inferior in strength to a solid web.

Repair work using EternaBond tape is carried out as follows:

  • the surface of the defect is treated with a special solvent;
  • cut off the necessary part from the tape roll;
  • filmed protective film from the adhesive side of the tape;
  • press the tape to the defect site and roll it with a roller.

Repair of mastic roofs

Not always flat roofs are covered with roll materials or polymer sheets, quite often in last years for these purposes apply liquid waterproofing. A special mastic is applied to the base of the roof, which, under the influence of air, hardens and takes the form of a polymer membrane.

After several years of operation, cracks may appear on the mastic roof. They should be cleaned of dust and dirt, and then flush with mastic or polymer cement mortar. An additional continuous layer of mastic is laid if the area of ​​damage is more than 40%. In this case, the damaged areas are first restored locally with mastic, and then another layer of mastic with a thickness of at least 3-4 mm is applied over the entire surface, and after it has hardened, a protective layer is applied.

Features of the overhaul

All measures for the partial restoration of the roof are current (scheduled) repairs, during which only minor damage can be eliminated. If the service life of the coating comes to an end, and the defects make up more than 50% of its area, a major overhaul of the flat roof is carried out.

It consists in replacing the entire roofing, and, if necessary, all the components of the roofing pie (thermal insulation, vapor barrier).

The complex of works carried out during the overhaul of the roof:

  • the old coating is dismantled;
  • if a cement-sand screed served as the base, then, in most cases, it is also removed - with the help of joint cutters, chippers;
  • all layers that make up the roofing cake are inspected (insulation, waterproofing membranes, vapor barrier films);
  • if damage is detected, the problematic layer is replaced;
  • a new cement-sand screed is poured (if it was originally provided);
  • new roofing is being installed.

In addition, a major overhaul may include the replacement or installation of roof aerators, the installation of drain funnels, junctions and cornice overhangs.

When performing a major overhaul of the roof, there is the possibility of its complete reconstruction. For example, by including a layer of insulation in the design, an ordinary roof can be converted into an insulated one. Or, by adding a top durable layer, from unused roof make exploitable.
